Project Overview
Nestled in the historic and vibrant area of Camden, 5-7 Belsize Grove stands as a testament to architectural elegance and historical significance. This high-rise residential building, with its intricate architectural details, required a meticulous approach to modernisation. The primary goal was to enhance energy efficiency while preserving the building’s heritage, a task that necessitated innovative solutions and seamless execution.
The Genesis of Transformation
The Belsize Grove project emerged from a pressing need to address both energy efficiency and the preservation of historical features. The existing masonry substrate, with a U-value of 2.08W/m²K, was far from meeting contemporary standards for thermal performance. The funding from the Social Housing Decarbonisation Fund (SHDF) provided the financial backbone for this ambitious project, aiming to significantly reduce energy consumption and improve living conditions for the residents.
Overcoming Unique Challenges
The project faced several unique challenges, particularly in maintaining the historical integrity of the building while implementing modern energy efficiency measures. The intricate detailing, including bespoke fabrications and brick-slip quoins, required a bespoke approach. Working closely with Wemico, Soltherm developed non-combustible solution that were thermally isolated using advanced aerogel technology, ensuring compliance with PAS standards.
The high-rise nature of the building added another layer of complexity. With multiple vulnerable tenants requiring care, the sequencing of works needed to be thoroughly planned and communicated. Ensuring minimal disruption to residents was paramount, necessitating precise scheduling and noise control measures.
Installation of the EWI System
The installation of the Soltherm Dynamic HD Silicone 120mm EWI system was a cornerstone of the project. This system, known for its superior thermal performance, brought the U-value down to 0.27W/m²K, a significant improvement from the original state.
Key steps included:
Preparation: Extensive structural work was undertaken to ensure the building was in satisfactory condition before the EWI installation. This included reinforcing key structural elements and repairing any existing damage.
Insulation: The EWI system was meticulously installed, with attention to maintaining the aesthetic integrity of the building. Colour matching the existing quoins involved sending a consultant from Bolix to ensure texture and colour were accurately replicated.
Integration: The project also included the installation of Internal Wall Insulation (IWI), Underfloor Insulation (UFI), loft insulation, MVHR systems, as well as new windows and doors. These measures collectively enhanced the building’s energy efficiency and overall comfort.
Holistic Benefits and Aesthetic Excellence
The Belsize Grove project is a shining example of how modern energy efficiency measures can be harmoniously integrated into a heritage building. The use of advanced insulation technologies not only improved thermal performance but also ensured that the historical features of the building were preserved and enhanced.
Aesthetic Excellence: The bespoke fabrications and brick-slip quoins were carefully designed to match the original architectural features of the surrounding properties. This included replicating the architraves on window reveals, detailing on window heads, quoins, mullions, curved parapets, large recessed sills, faceted parapets, and bay windows. The result was a seamless blend of old and new, maintaining the building’s historical charm while upgrading its energy efficiency and complying with fire regulations.
Resident Impact and Community Well-Being
The project’s success is best reflected in the experiences of the residents. One resident remarked:
“I have felt a noticeable difference in my flat with the EWI and secondary glazing. Very toasty all weekend.”
This testimonial underscores the tangible benefits of the project, from improved thermal comfort to enhanced living conditions. The careful planning and execution ensured that residents felt minimal disruption and maximum benefit from the improvements.
Conclusion
The Belsize Grove project stands as a beacon of innovation and dedication. By integrating modern energy efficiency measures with detailed preservation of historical features, the project not only met but exceeded the expectations of residents and stakeholders. It showcases the transformative power of holistic remediation efforts, enhancing safety, efficiency, and community well-being.
Belsize Grove is a shining example of how thoughtful design, precise execution, and a commitment to both heritage and modernity can transform a building, benefiting both its residents and the wider community.
