Kingswood: A Journey of Transformation and Energy Efficiency

The Kingswood Estate, a mid-rise residential complex in Southwark, London, embarked on a comprehensive modernisation project aimed at enhancing energy efficiency and improving the living conditions for its residents. With 165 homes across 8 blocks, each with 5 floors, the project represented a significant undertaking.

The initiative, funded through the Energy Company Obligation (ECO) scheme, sought to address several key areas: roofing improvements, enhanced ventilation, window replacement, external wall insulation (EWI), new boilers, updated kitchens and bathrooms, new electrics, and the installation of new balcony doors. The architectural expertise of Blakeney Leigh, combined with the installation prowess of PJ Mear and Elkins Construction, laid the foundation for a transformative journey.

A Holistic Approach to Energy Efficiency

Central to the project was the installation of Soltherm Ultimate HD Silicone Render and Deco BriQ Clay Brick Slips. This combination not only improved the thermal performance of the buildings but also preserved and enhanced their aesthetic appeal. The original solid walls, with a U-value of 0.69 W/m²K, were upgraded to a remarkable 0.28 W/m²K, significantly reducing heat loss and improving energy efficiency.

Additional measures included:

  • New Asphalt Walkways: Providing durable and weather-resistant pathways.
  • New Balustrading: Improving safety and visual appeal.

  • New Boilers & Electrics: Ensuring energy-efficient heating and electrical systems.
  • New Windows & Doors: Aligning with EWI for a cohesive thermal barrier.

Overcoming Unique Challenges

The Kingswood project presented several unique challenges, particularly in the transition between silicone render and brick slips on the ground floor due to differing finish thicknesses. The solution was a bespoke trim interface, specifically designed for this project. Another significant challenge was the balcony design; the face of the balcony aligned with the finished face of the render, creating potential weak points. Through collaboration with roofing contractors and the innovative use of trims and asphalt, a robust and effective solution was implemented.

Contributory Factors to Success

Design Excellence: The project meticulously replicated the original brickwork, preserving the heritage aesthetics of the Kingswood Estate. The installation of Soltherm systems maintained the visual integrity while significantly enhancing the energy efficiency of the buildings.

Strategic Planning: With a school located at the centre of the estate, careful planning was essential to mitigate disruption. Delivery times and lorry sizes were carefully managed to ensure safety and minimal impact on the daily routines of residents and students alike.

Community Impact: The comprehensive nature of the works vastly improving the living conditions and health of the residents. The transformation was not only structural but also social, fostering a renewed sense of community pride.

The installation of the EWI formed one element of the works undertaken to alleviate the historic condensation damp and mould issues within the blocks. “The experienced and dedicated team of PJ Mear successfully overcame many demanding challenges associated with retrofitting Soltherm EWI (incorporating brick slips and mosaic finishes) to 8 blocks of open balcony 1960’s style 5-story residential flats on the Kingswood Estate, London SE21 to an exceptionally high standard, significantly enhancing their appearance and bringing them to modern-day design. It has been a pleasure working with PJ Mear on the Southwark Quality Homes Investment Programme on the Kingswood Flat Roof Blocks. PJ Mear Ltd installed EWI to eight blocks serving 165 properties. This was Elkins’ first major EWI installation project and encountered complications. However, PJ Mear were always helpful in providing Elkins and the Client options to overcome these issues, taking into account the other trades and most importantly the needs of the residents. “
