Project Overview
Located at South Central, 9 Steedman Street, Southwark, London, SE17 3BA, this vital project involved the replacement of the existing EPS External Wall Insulation System and Timber Decking. Prompted by a comprehensive Fire Risk Assessment by a Fire Engineer and the EWS1 Outcome B2, our primary objective was to achieve compliance with the latest building regulations and ensure an EWS1 B1 outcome. This upgrade was crucial to enhancing fire safety and ensuring the system achieved a Fire Classification of A2-s1, d0 or better.
The Spark of Transformation
The South Central project began with a pressing need to address fire safety concerns and upgrade the energy efficiency of an 11-storey residential block. After a comprehensive Fire Risk Assessment revealed critical vulnerabilities in the existing EPS External Wall Insulation System, the need for a transformative upgrade was clear. The client’s commitment to safety and compliance drove the project, aiming to achieve an EWS1 B1 outcome and enhance the building’s fire classification to A2-s1, d0 or better.
Overcoming Challenges with Precision
The project was not without its challenges. The unique detailing required precise setting out of insulation boards and beads, especially in splayed internal and external wall configurations. This precision was crucial to ensure the successful implementation of the new EWI System. Guildmore’s specialised techniques and meticulous planning ensured that the project adhered to all technical and safety specifications without compromising design and structural integrity.
Seamless Design Integration
One of the standout aspects of the South Central project was the seamless integration of the new EWI system with the existing architecture. The design of the new installations was meticulously tailored to complement the building’s original charm while enhancing its visual appeal. This careful attention to aesthetic detail ensured that the new components not only matched but enhanced the structure’s original design, creating a harmonious blend of old and new.
Installation Details
The installation of the Soltherm Ultimate HD Silicone EWI system involved several key steps:
- Preparation: The existing EPS External Wall Insulation System and Timber Decking were carefully removed.
- Insulation: New insulation was installed with varying thicknesses (100mm, 200mm, and 50mm DDMW) to meet the project’s specific requirements.
- Finishing: The system was finished with a high-quality silicone render, ensuring durability and an enhanced aesthetic.
These measures significantly improved the building’s thermal performance, reducing heat loss and enhancing energy efficiency. The new U-values achieved were a testament to the effectiveness of the Soltherm system.
Client Satisfaction and Community Impact
The success of the South Central project is best encapsulated in the words of Ryan Greening, Managing Director at Bennington Green:
