Project Background:
The Northampton project spanned multiple locations, including Kingsley, St James End, Weston Favell, targeting 102 homes with a comprehensive energy efficiency upgrade. This ambitious project aimed to rejuvenate social housing, focusing on enhancing thermal performance while maintaining the architectural charm of the area.
Design Brief and Objectives:
The design brief outlined a holistic approach to improving energy efficiency, incorporating new windows and doors, External Wall Insulation (EWI), Heat Source Pumps, and additional ventilation. As a Trustmark & BBA Approved installer, SJ Donnelly tendered for the EWI works on this scheme with Wates as the main contractor, under the Wave 1 – Northampton Partnership Homes initiative. The primary objective was to create an aesthetically pleasing finish, reduce energy bills, and increase comfort for the residents with minimal disruption.
Energy Efficiency Measures:
The project utilised a premium acrylic 150mm EPS insulation system, significantly enhancing the thermal performance of the properties. This upgrade reduced the U-value from 2.13 W/m²K to an impressive 0.20 W/m²K. The substantial insulation thickness, along with new windows and doors, effectively locked heat into the homes, reducing reliance on central heating and minimising drafts.
Unique Challenges and Solutions:
This large-scale decarbonisation project adhered to the rigorous PAS2035 / PAS2030:2019 standards, aiming for the highest achievable EPC rating. The diverse roofline detailing across properties, some with porches requiring bespoke flashings, presented unique challenges. SJ Donnelly’s skilled team overcame these by employing precise planning and bespoke solutions, ensuring each property retained its unique character while benefiting from the modern energy efficiency measures.
Aesthetic and Functional Integration:
Aesthetic considerations were paramount, with the design incorporating brick effect features to blend seamlessly with the existing architecture. Brick effect render was used strategically, some on the bottom third of the properties, others above windows and doors, to replicate the original look and maintain the neighbourhood’s charm.
